Vancouver Area  Feb 26, 2021  (2-week update)

Current:  Vancouver area Real Estate Market are in a Seller Market with an average of 38.4 %SOLD rate.   See each city for the full details.

Forecast:

February's Real Estate Statistics show that we are in a high emotional "Gold Fever" market. We have seen 100% of the Single-Family Homes in Metro Vancouver are in a Seller's Market. The Average Monthly Price is a whopping $75,757! On the other hand, 100% of the Fraser Valley Detached Markets went up this month with most buyers competing in bidding wars with $68,665 average monhtly price. This is the Highest Price increase on record since 2016. This seller's market is partly due to the fact that we have Record-Low listing levels. We are forecasting that in the Metro Vancouver Markets will continue to be a Strong Seller's Market for the coming month.

Currently, Condos are in a more subdued Seller's Market with 100% of the Greater Vancouver (Lower Mainland) Condo Prices increasing. The average monthly price increase was a $11,444. At the same time, 27 out of 28 Townhouse Markets increased an average of $23,507. Real Estate Market Conditions for the Vancouver Area

 

In the Vancouver area for the Month of February 2021, 4% of the Single Family Home Sold Listings reduced their List Price by the Average of $62,684. This compares to January 2021, when 11% reduced their List Price by the Average of $107,210.
( Note: the other Two Week Reports ( STR and MTI ) will be more accurate market indicators than this monthly report after the middle of each month.)

 

   

Real Estate Market Conditions for the Fraser Valley and Chilliwack Area

In the Fraser Valley-Chilliwack area, for the Month of February 2021, 6% of the Single Family Home Sold Listings reduced their List Price by the average of $96,778. This compares to January 2021 when 10% reduced their List Price by the average of $70,077.

Prices have dropped across All Cities, All Markets!

From the Peak in June 2016 (56 months Sales) For Vancouver Detached Homes:

Vancouver Westside is down with 16.2%, Whilst White Rock went up 2.6%.

From the Peak in April 2018 (34 months Sales) For Fraser Valley Detached Homes:

All cities went up especially Langley-Cloverdale at 18.4% and  17% for Abbotsford
